Profile – Chimney Rock Estates Conservation Subdivision

Location:  western Flower Mound, Texas

Total easement acreage:  49 acres in two easements

The 39-acre Chimney Rock Estates and a 10-acre private estate lot in western Flower Mound includes native prairie and woodlands on tracts that were placed under conservation easements in 2002 within the Cross Timbers Conservation District of Flower Mound.  The Cross Timbers Conservation District was established to preserve the rural character of western Flower Mound, and conservation subdivisions are an important development tool in that region; utilizing a density-neutral approach to residential build out as this region experiences suburban growth.

This easement property provides buffer along a wooded stream corridor and protects native woodlands and scenic vistas within this subdivision.  Home sites facing onto the easement tracts will have the benefit of having the view on natural lands that will be protected forever.  Homes that are designed with views of open space are more attractive and pleasing living environments that sell more easily and appreciate faster than conventional developments.  

An equestrian trail system is proposed in this Cross Timbers Conservation District through the Army Corps of Engineers land around Lake Grapevine.  That trail system will include equestrian trail segments that cross Chimney Rock Estates, High Meadow Conservation Subdivision and the Montalcino Estates conservation subdivisions; all on easements held by Connemara.  The connection of preserved open spaces in the floodplains on Army Corps of Engineers land by the conservation easement tracts on the three subdivisions creates a wonderful amenity for the communities in Flower Mound.  All three easement projects protect wooded stream corridors on tributaries of Lake Grapevine, and extend the water quality protection provided in the floodplains on the Corps lands.

Purposes of this Conservation Easement

  • Protect the relatively high quality habitat of wildlife, native plants and similar ecosystems on the Property;
  • Conserve the water quality and riparian values on the Property;
  • Preserve the open space on the Property where such preservation is for scenic enjoyment; and
  • Preserve the land areas on the Property for nonintensive outdoor recreation by the public.

Elements of this Conservation Easement

  • Property is preserved as part of a conservation subdivision within the Town of Flower Mound pursuant to the Town’s Master Plan.
  • Property will be perpetually preserved in its predominately natural and open space condition with emphasis on the Cross Timbers forest and native grasslands that it contains.
  • Commercial and industrial activities are prohibited on the property.
  • Continuation of compatible land uses are supported as they have been historically conducted in harmony with the property’s ecological and open-space values and not destructive of the Conservation Values of Property.
